Leasing Process

We typically complete apartment placement about 4 to 6 weeks prior to your move-in day. When your apartment placement is finalized, you will receive an email from the Leasing Office that includes your assigned unit number and roommate information. You are welcome to give us location preferences prior to placement day, but we cannot guarantee a location.

We lease on a tiered system. This means there are only a certain number of leases available at each price point. Once we have filled the allotted spots for the current price, the market rate will increase. Our best recommendation to lock-in the current price, is to sign your lease quickly! If you have questions about this system, please feel free to ask your leasing agent. 
The payment due upon completion of the application is non-refundable. We recommend contacting the leasing office to confirm availability and/or pricing prior to submitting your payment. 
Roommate matching is a great option at Union Chapel Hill if you want to live in a larger floor plan without a complete roommate group in mind. We use the questionnaire results on your application (information found on the roommate tab) to match you in a unit that would be the best fit. We do our best to match all preferences, however, we can only guarantee the following: gender and pet-friendly (if specified). 
We only allow double-occupancy in our one-person units (studios and 1-bedrooms). Double occupancy is not permitted in other unit types. 
Of course! We do not require a co-signer/guarantor for our leasing process. As long as you are able to pass the application screening and complete the process, you are good to go. There is an Additional Security Deposit required if you do not have a guarantor. It is equal to 1.5 times your monthly installment and must be paid before your lease is approved. 
We do not have storage space onsite to be able to remove furniture from your unit. We do not recommend that you remove furniture on your own because there is a risk of being charged for damages or replacement at move out. 
If your lease has been completed and approved by management, there is only a 72-hour window allotted for cancelations. This 72-hour deadline is based on the time stamp of when your lease was completed. After 72 hours have passed, the only way to terminate your lease is to complete the lease takeover process. Amenities

Our community is jam-packed with great indoor and outdoor amenity spaces. Our clubhouse has a large study lounge with flexible seating options (open 24/7), free printing, updated gym, clubroom with a pool and foosball table, self-service coffee/latte machine, and desktop computers. Other spaces throughout the property include private study rooms and a Media Room.
We host between 6 to 8 resident events monthly that are free of charge for our residents! Events can include anything from free food to DIY events to Scavenger Hunts for prizes. Yes! Union Chapel Hill has a private, resident-only shuttle that runs to and from campus on school days. The shuttle has four stops: Memorial Hall, the Student Union, Bowles Lot, and the Health Sciences Library. It typically runs from around 7 AM to 6 PM each weekday. Our community is also located on multiple Chapel Hill bus lines, like the NU.

Our community is jam-packed with great indoor and outdoor amenity spaces. For outdoor spaces, we have a resort-style pool with cabanas, full-sized volleyball courtyard, rooftop terrace with TVs and lounge seating, along with a newly renovated fire pit courtyard with a large green space and hammocks. Our outdoor spaces also include 3 grilling stations, each with 2 grills. We also have various tables and couches throughout our outdoor spaces that serve as a great work or hangout spot!
Yes! We have a large gym located in our Clubhouse (Building 1) that is open 24/7. It is stocked will all the equipment you need including a private Yoga studio, Peloton bikes, and a personal Sauna! 
Union Chapel Hill offers luxury, full-sized appliances in each of our units. In the kitchen: Refrigerator, Stove, Oven, Microwave, Dishwasher, and Stainless-Steel Sink. All appliances are stainless steel in the kitchen. In the common area: Full size Washer and Dryer, 55-inch Smart TV, and Smart Thermostats. 
All units are fully furnished at Union Chapel Hill! This leads to an easy, stress-free move-in day. In the common areas: Sofa/Sectional, Dining Set with chairs, Coffee Tables, TV Stand, and a 55-inch Smart TV. In the private bedroom: Full XL bed frame. Community

Yes! We LOVE your furry friends! To add a pet, you must be sure to add them on your application so we can place you in a pet-friendly unit. There is a non-refundable pet fee required, and a monthly pet rent is added to your monthly installment. If you want more details on how to add a pet, please contact our office! 
We are located about a 15-to-20-minute walk from campus, depending on where you are headed! We have two entrances, Hillsborough Street and Martin Luther King Boulevard, that both have direct access to Franklin St. and campus. We also have a private shuttle that can take you to and from campus on a school day! 
Yes, we complete thorough move-out inspections of each unit after your keys are turned in. There are move-out charges associated with damages outside of normal wear and tear. More details on our move out process will be sent to current residents 6 to 8 weeks prior to move out. 
We love to support our community! We often host pop-ups shops in our Clubhouse with local businesses or bring their items in for a resident event. Our favorite way to support our community is through the various donation drives that we host during the lease term. 

Yes! Our community is closely located to multiple bus routes that Chapel Hill city buses use. The closest bus stop is serviced by the NU, which picks up right on Hillsborough Street. Other bus routes include NS, T, HS, and G, which have stops along Martin Luther King Boulevard.

Installments

Our renewal offers usually open 6 to 8 weeks after your move-in day. We aim to give our current residents priority over the upcoming leasing season. Renewing your lease is as simple as re-signing electronically. You may experience a price increase associated with your renewal. More information will be sent out to all current residents after your move-in day!

Parking is not included in your monthly installment, but you do have the option to add parking! We have surface and garage parking available on-site! If you want to add parking, be sure to tell your leasing agent. 

All utility costs are usage-based. They are calculated per unit and divided evenly between the roommates and depending on your unit's overall usage. There is a billing fee associated with your monthly utility bill. Please see your lease or call the office for more details.

We only offer 12-month leases at Union Chapel Hill. Our lease terms typically begin in August and end around July 31 of the following year. The only option to "shorten" your lease term is to complete the lease takeover process, feel free to ask our office for more details.

Your monthly installment includes your base rent plus high-speed internet. Outside of your monthly installment will be costs associated with utilities (water, electric, trash, pest control, etc.). Other optional costs include items like parking, pets, and renter's insurance. 
We use an online portal (ResidentPortal) for all installments and other office-related payments. The ResidentPortal accepts the following payment methods: Debit Card, Credit Card, and Electronic Check. There are varied fees associated with the payment method you choose. No cash or personal checks can be accepted by our Leasing team.
